EPDM (ethylene propylene diene monomer) is a typically used as a single ply roofing material.  It is a durable, waterproof, elastomeric, and highly flexible synthetic rubber.

There are several different types of single-ply roof systems: ballasted systems, fully-adhered systems, and mechanically-attached systems.  The roofing systems are determined by how the roof is attached the structure.

Lifespans of EPDM Rubber Roof Systems

The life expectancy of a EPDM rubber roof depends on the quality of installation.  To best determine if the roof has been installed optimally, you need to consider the professionalism of the installer and the quality of the materials used.  The thickness of the membrane material is a primary factor in how long the roof will last. 

Antoher key factor the method of attachment.  A roof that uses fully-adhered membrames will typically last longer than mechanically-attached membranes and ballasted membranes.

EPDM roofs utilizing 90-mil fully-adhered membranes may last around 35 years.  An EPDM roof utilizingt 45-mil ballasted roof will last aroudn 15 years.
